    This section is here to give you a general idea of how our property search & acquisition services actually work.

    Introduction. When you contact us, either by phone, email or our online chat facility - we will proceed to take down some basic details of what it is you are looking for. Following this, you are appointed PA(Personal Advisor) will request a no obligation meeting either in person or via our various communication facilities to take down a more detailed spec of your specific requirements.

    During the meeting (whether in person or not) your appointed PA will introduce themselves, explain how the process will work, give you examples of the various services we will provide for you, show case studies of previous projects & hand over a preliminary report on your local search market(s) with details on culture, economy, political environment, infrastructure, second home market, fiscal and monetary environment, geography and of course the local property market.

    Commence: Once you have decided to join us & you wish for the search to commence - we will require you to sign an agreement giving us permission to act on your behalf as well as pay a small registration fee (generally £500 - £1000). The search will now begin & your PA will instruct our local research agents to begin the first stage of the search process. You will also receive a welcome package which will include an overview of everything we are doing for you as well as 'Your K&K Connection' login details. The K&K Connection is your online facility which will allow you to keep tabs on the entire search process online.

    The Search. Though updates are always placed within Your K&K Connection, your PA updates you via phone/email once a week with everything being done to find your ideal property. This includes any possible properties, any relevant local news and any other important points. One of the properties catches your eye and you call/email your PA requesting some further info on the property. Within 48 hours, you are dropped an email informing you that an analysis of the location is available within Your KKPA Connection. This analysis includes; High Resolution Images, Videos of the location with commentary, positives & negatives of the location, as well as a detailed overview of the area such as local amenities, transport, accomodation, communication and much more.

    The Find. Should you decide the location isn’t exactly what you had been looking for, fear not - the search never stopped & will continue continue until the ideal property has been found. Once we have found what you have been looking for - naturally, you may wish to personally view the property – and this can be arranged immediately or at a time convenient with you. You inform us as to when you would be able to visit and your PA deals with the rest – organising the tour, collection from the airport in a spacious and comfortable luxury vehicle, accompanies you to the viewing, provides impartial advice and generally ensure everything is taken care of to ensure your trip is efficiently timed and as comfortable and can be.

    Review. Should you wish to go ahead - and after a final review of the price, value and investment performance of the property, as well as a review by our in house project manager who is able to advise on costings and feasibility of any renovations required to the property…Your PA will make a final recommendation on the property and only when we are confident that the purchase is in your best interests will we go ahead.

    Negotiation. Once you are completely satisfied, the fun begins and negotiation to get you the best price possible is the top priority. All negotiations are handled on your behalf by your PA, who liaises throughout, with the objective being to secure the property on the best possible terms.

    Ensure the Purchase. Ensuring you pay the correct price for your property and hold the deal together through to exchange of contracts can take considerable experience, persistence and dedication to the task. Our aim is to secure your preferred property with a saving off the documented asking price.

    Signed & Sealed. The property is all yours! A celebratory bottle of champagne is in order...but this is only half of the services we can offer and the next stage should you wish to process can be the most tiresome of them all...

    Post Acquisition. After acquiring the property/location you are looking for, should you wish, we will get your new property into the right condition for you or your prospective tenant. Whether that means knocking rooms through, fitting a fabulous new bathroom or setting an interior designer to work selecting the carpets and curtains. We can sort out the parking permit, get your keys cut, set up communication facilities – even stock the fridge, as well as handling the move itself. All you have to do is turn up!

    Our Partners Services. We also carefully select who we form partnerships with, all our partner services are vetted and reknown for providing the same standards of service as we do - so if it’s project management, bespoke furniture design, a currency broker, home automation specialist, tax advisors, a butler, a maid or an entire set of staff...we have all the best partnerships set up to ensure tailormade & high quality service is guaranteed and to top it all off we oversee it all for you. Once everything is as you like it, we can be as hands on or hands off as you like – it’s all part of our bespoke service. Should you require it, we’re here to manage the property, whether you want to let it out for maximum profit or just keep it all to yourself..
